Selling in Oro Loma?
The sewer lateral is now part of the closing path.
For property sales entering escrow on or after August 1, 2026, Oro Loma Sanitary District requires a valid Sewer Lateral Compliance Certificate before transfer of title. The clean route is to establish certificate status early, test the lateral correctly, and keep any repair work from becoming a last-minute closing exception.
The shortest route from listing to compliance.
This is not a generic plumbing job. The transaction has an external acceptance state: a valid Oro Loma certificate. Treat the certificate, testing, any required repair and District verification as one closing dependency.
Check status
Confirm whether the property already has a valid Sewer Lateral Compliance Certificate. Existing certificates may remain valid for years depending on prior work.
Set the inspection
If no valid certificate exists, the current program calls for a qualified professional, CCTV inspection and an air or water test with District participation.
Isolate failure scope
A failed test should become a defined repair scope, not an open-ended plumbing project. Permits and licensed work requirements depend on where and how the lateral must be repaired.
Get accepted
Repair is not the finish line. The work has to satisfy District standards and the property needs the compliance state required for the transaction.
Where transactions get surprised.
Golden Relay sits behind the transaction.
We do not replace the agent, escrow team, plumber or the Oro Loma Sanitary District. We help keep the exception organized around the state the transaction actually needs.
- Confirm the applicable compliance path.
- Separate inspection from repair scope.
- Route work to independent local professionals when needed.
- Keep the closing dependency visible until the required external state exists.
Start with the address, not a sales call.
Send the property address and where the deal is today. We will first determine whether this looks like a certificate-status question, an inspection task, or a real repair-and-closeout exception.
